Energy Efficient Commercial Building Deduction

For 2009 to 2013, owners and designers can deduct up to $1.80 per square foot of building floor area for energy-efficient improvements to commercial building systems, such as:

  • the building envelope, including insulation
  • interior lighting systems
  • heating, cooling, ventilation and hot water systems

Partial deductions of up to $.60 per square foot can also be taken for measures affecting any one of these three building systems.

Expenditures must be certified as being installed as part of a plan designed to reduce the total annual energy and power costs with respect to the interior lighting systems, heating, cooling, ventilation and hot water systems of the building by 50 percent or more in comparison to certain established standards.

  • Available to owners or designers of new or existing commercial buildings that save at least 50 percent of the heating and cooling energy of a building that meets ASHRAE Standard 90.1-2001
  • Applicable to building systems placed in service from January 1, 2006 through December 31, 2013
